A house in multiple occupancy (HMO) is a single property lived in by multiple tenants who share facilities such as bathrooms and kitchens. With each tenant paying a monthly rent, the rental return from an HMO investment can be significantly higher than single buy-to-let apartment.

 

By investing in an HMO, investors can capitalise on the growing demand for rental housing in good locations, with tenants increasingly preferring the affordability and flexibility an HMO provides, as well as the ability to live with other people.

 

In addition, having multiple occupants results in more than one source of income, which can help to mitigate the impact of void periods or arrears.

HMO investments thrive from strong demand from young people and students, as it is more affordable for them to rent a property together rather than individual apartments.

Students in particular tend to agree to a minimum tenancy of 1 year, giving them the flexibility to change their accommodation if they wish whilst also providing investors a stable and predictable income stream.

Another benefit to letting to students is that the student housing market is more cyclical as it follows the academic calendar, giving landlords a clear indication of when to prepare to source new tenants and avoid void periods.

Please note - you must have a licence if you're renting out a large HMO in England or Wales. A property is defined as a large HMO if: it is rented to 5 or more people who form more than 1 household; some or all tenants share toilet, bathroom or kitchen facilities; and at least 1 tenant pays rent (or their employer pays it for them).
