Bahrain-based investment company Tadhamon Capital has announced its successful exit from its first central London student accommodation investment, Paris Gardens.

Purchased last month by the Russian investment group LetterOne, the 253-bed property was developed in conjunction with McLaren Property in June 2012 and has seen investors enjoy a return of more than 70% on their invested capital within a 30 month period.


Since its completion in Q3 2015, the development has been fully let and has generated a steady income of 8% for purchasers, whilst the internal rate of return (IRR) has been in excess of 25%, 8.5% higher than the predicted 16.5%.


The transaction completes as news of a second transaction by the company has taken place for a new high quality student development in the centre of Kingston-upon-Thames, worth more than £45 million, with IRR returns expected to reach beyond 15% over a five year investment period.


Containing 210 luxury student rooms, with various sizes available, the development will also house 4,835 sq ft of commercial space.
