Birmingham is the only city in the UK to have made it into the list of the ‘top 10 cities in Europe to invest’ in the Emerging Trends in Real Estate report.


Conducted annually by the Urban Land Institute (ULI) in conjunction with accounting firm PwC, the report interviews developers, investors and property managers across Europe to establish their thoughts on the real estate markets in a number of European cities.


These cities are later ranked based on their investment prospects, with the 2016 report seeing Birmingham strongly established in the top 10 placing 6th for the second year in a row. Elsewhere in the UK, London fell from the top 10 for the first time, ranking 15th in this year’s report.


According to the surveyors, Birmingham’s attractiveness as a top investment location is due to a less competitive market that offers greater opportunity to find lower priced assets and a higher rental return than other markets in the UK and Europe.


Respondents have attributed Birmingham’s ‘relative cheapness’ as a key driver for the substantial investment poured into its office market seen in recent years, which led to a record 335,007 sq. ft. of grade-A office space to be transacted in 2015, according to figures released by Colliers International.


Moreover, many respondents believe Birmingham’s real estate market is set to benefit from significant investment into the city’s infrastructure, in particular the HS2 high-speed rail line to London, which received the green light to start construction from MPs in March.


The volume of real estate investment that Birmingham is projected to continue on an upward trajectory in 2016, with rents and capital property values expected to rise further.
