“London is the place to invest” is certainly a phrase heard less frequently.

With higher prices and lower yields in London and the South East of England, Investors are now looking to the North for the deals that no longer exist in the South; while landlords, whose portfolios are strictly in the South of England, are finding that the returns they once had are now rarely available.

Cities such as Sheffield, Salford, Manchester and Leeds are all to receive a large amount of investment in the near future, with Salford, Greater Manchester already benefiting from the recent completion of MediaCityUK which has attracted the likes of the BBC, ITV and Bupa. In addition to this, Salford has, at times, outstripped the growth seen in any other UK city.

Manchester is widely regarded as one of the top cities at the moment. The number of FTSE 100 companies in Manchester has doubled in recent years, creating more employment opportunities within the city. With more companies opening offices throughout the region, growth is expected to spread across the North of England, benefiting many Northern cities.

With businesses moving North and the government focusing on creating a “Northern Powerhouse”, investors will follow suit. Those investors that are able to invest early could benefit from not only higher yields but also the potential of exceptional capital growth.
