Home to one of the more stringent planning regimes in the UK, Cardiff is currently suffering from a vast disparity between supply and demand for purpose-built student accommodation (PBSA).
As a result, rental prices for the student property sector have grown faster than the UK average, and Knight Frank has forecasted that PBSA rents in the city will continue to do so in the near future, as the imbalance is set to remain.
Furthermore, while the overall amount of stock remains limited, there is also a significant lack of studio apartments in Cardiff, accounting for less than 10% of existing bed spaces and forming less than 20% of the city’s future pipeline.
